A landmark transaction in the heart of Nice
Located at 28 avenue Notre-Dame, just steps away from the Promenade des Anglais and Nice-Ville train station, the Mercure Nice Centre Notre-Dame hotel sits in a strategic environment. Overlooking avenue Jean Médecin, the city’s main shopping street, the property enjoys exceptional visibility in a mixed district combining residential, urban tourism, and retail flows.
This 4-star hotel features 198 rooms — including 10 suites — a rooftop with pool, jacuzzi and panoramic bar, an inner garden, two meeting rooms, a breakfast room, a fitness area, and parking facilities. Already partially renovated (74 rooms, breakfast room, and rooftop) between 2022 and 2023, it has been awarded the Green Key label and is committed to an environmental approach.
The acquisition was carried out with the support of specialized firms (Inextenso, Ideact Avocats, Soussan & Soussan) and financed by La Banque Postale. It marks the first collaboration between EXTENDAM and Amante Capital, a pan-European investment company specializing in the hotel sector.
An ambitious repositioning project
The transaction strengthens EXTENDAM’s already solid presence in Nice. With 12 hotel operations completed in the city to date — 3 currently in the portfolio and 9 divested — the group continues to pursue a strategy based on enhancing well-located assets in high-potential areas.
The acquisition includes a renovation and repositioning program aimed at upgrading the hotel to a more upscale segment with a strong Provençal lifestyle identity. It will involve:
- Renovating the remaining 124 rooms and creating 4 additional rooms
- Developing the bar and restaurant offering, particularly on the rooftop
- Rebranding under an international lifestyle brand to broaden and diversify the clientele

Nice, a major hospitality hub at the national level
This transaction is part of a broader trend of hotel offering renewal in Nice (Anantara Plaza Nice Hotel, Double Tree by Hilton, Hôtel du Couvent, Hôtel Palais Ségurane, Mama Shelter, …), supported in particular by steady year-round visitation and a dynamic wave of investments in the high-end hotel sector.
The development of the hotel industry in Nice has seen strong growth in recent years, both quantitatively and qualitatively (over 60% are 4- or 5-star properties). Nice now has more than 200 hotels, representing about 12,000 rooms. Since 2020, over 3,000 additional rooms have been created, including more than 1,000 near the Grand Arenas international business district.
