{"id":2579,"date":"2016-10-24T23:00:51","date_gmt":"2016-10-24T21:00:51","guid":{"rendered":"https:\/\/www.investincotedazur.com\/?p=2579"},"modified":"2024-12-28T20:41:06","modified_gmt":"2024-12-28T19:41:06","slug":"nice-train-station-at-the-heart-of-new-property-developments","status":"publish","type":"post","link":"https:\/\/www.investincotedazur.com\/en\/nice-train-station-at-the-heart-of-new-property-developments\/","title":{"rendered":"Nice train station at the heart of New Property Developments"},"content":{"rendered":"<p>The area of \u2018La Gare de Nice\u2019 at Thiers will soon be redesigned as part of a real estate project of 19 000m\u00b2, by the Phalsbourg Company in association with Daniel Libeskind for design.<\/p>\n<p>To upgrade the area near the station of Nice\u2019s city center, the Metropolis Nice C\u00f4te d\u2019Azur, the city of Nice and SNCF Gares &amp; Connections are engaged in a vast plan of linking sector requalification for Thiers and Jean Medecin avenues. This plan includes the creation of\u00a0<strong>a multimodal exchange pole\u00a0<\/strong>around the train station of Nice Thiers and line 1 of the tramway, to optimize the transfer between different modes of urban transport and access to Jean Medecin Avenue. The revitalization of the area will also be ensured by building\u00a0<strong>an area of 19 000m\u00b2 on a mixed program<\/strong>\u00a0(shops, hotels, offices and services), carried out by la Compagnie de Phalsbourg.<\/p>\n<p><strong> <img class=\"wp-image-4361 aligncenter\" src=\"https:\/\/www.investincotedazur.com\/wp-content\/uploads\/2018\/04\/iconic-real-estate-cote-d-azur-300x220.png\" alt=\"\" width=\"584\" height=\"428\" srcset=\"https:\/\/www.investincotedazur.com\/wp-content\/uploads\/2018\/04\/iconic-real-estate-cote-d-azur-300x220.png 300w, https:\/\/www.investincotedazur.com\/wp-content\/uploads\/2018\/04\/iconic-real-estate-cote-d-azur-768x562.png 768w, https:\/\/www.investincotedazur.com\/wp-content\/uploads\/2018\/04\/iconic-real-estate-cote-d-azur.png 944w\" sizes=\"(max-width: 584px) 100vw, 584px\" \/><br \/>\n<\/strong><\/p>\n<p>The building that will house the new group, called\u00a0<strong>\u00ab Iconic \u00bb<\/strong>, is carrying a strong identity, designed by\u00a0<strong>Daniel Libeskind,<\/strong>\u00a0author of the \u00ab Master Plan \u00bb for Groud Zero in Manhattan or the Royal Ontario Museum in Toronto. The 40 meter high structure will be made of concrete, steel and glass reminiscent of a multifaceted diamond. \u201cI was inspired by forms of mineral azurite, a harmonious crystallization to create a building that can be seen from all angles and thus help to overcome the border between these two parts of the city. It will also serve to reflect the city, the light and the landscape\u201d, says Daniel Libeskind to the\u00a0<a href=\"http:\/\/www.immoweek.fr\/commerces\/actualite\/choix-immoweek-compagnie-de-phalsbourg-daniel-libeskind-laureats-de-gare-thiers-a-nice\/\" target=\"_blank\" rel=\"noopener noreferrer\">Moniteur.<\/a><\/p>\n<p><strong>The property group plans to offer a varied program including:<\/strong><\/p>\n<ul>\n<li>7 000 m2 of shop;<\/li>\n<li>4 600 m2 for the opening of the first Hilton hotel on the French Riviera;<\/li>\n<li>A theater of 600 m2;<\/li>\n<li>1 800 m2 of offices and coworking spaces for startups and the self-employed;<\/li>\n<li>2 200 m2 for a fitness center and a panoramic restaurant of 744 m2.<\/li>\n<\/ul>\n<p>This is\u00a0<strong>one of the most daring requalification projects for a station\u2019s neighborhood<\/strong>\u00a0and already has\u00a0<strong>an investment of 80M\u20ac.<\/strong>\u00a0The planning schedule previews for work to begin in the 4th trimester of 2017 for a finished project in the 4th trimester of 2019.<br \/>\nThis is not the first investment from the Phalsbourg Company in the French Riviera since the company will also ensure the implementation of\u00a0<strong>the new retail center of Sophia Antipolis,<\/strong> located in Clausonnes in the district of Valbonne.
